In the Design-Build delivery method, the client selects a design-build contractor based on qualification and experience. Once selected, the client enters into a contract with this single entity, which assumes responsibility for both the design and construction aspects of the project. The design-build contractor then collaborates with architects, engineers, and consultants to develop the project design. Unlike traditional methods where the design is completed before construction begins, the design and construction phases in the design-build method can overlap, facilitating quicker project delivery. The integration of design and construction expertise can lead to more efficient construction processes and potential cost savings.
General Construction
In the general Construction delivery method, the client engages an architect or design team to develop the project’s design in alignment with their specifications. Once the design phase concludes, the client seeks bids from a select group of contractors for the construction work. Contractors submit their bids, and after reviewing the bids, the client awards the project to a chosen general contractor, who assumes responsibility for overseeing all aspects of construction and post-construction duties.
